Cracks, bulges and leaning masonry walls diagnosed and repaired, with the cause addressed so the problem does not return.
Not every crack is a crisis, and not every bulge is harmless. A hairline crack in a mortar joint is common as a house ages. A wide stair-step crack, a bowed wall or a corner that is separating is a signal that something is moving: the foundation, the soil, the water or the structure behind the brick.
We begin by figuring out what is happening. We measure, mark cracks to see whether they are growing, check drainage and look at footings. Then we recommend the least invasive repair that solves the real problem, whether that is repointing, installing ties, rebuilding a section or recommending an engineer when the structure needs it. We will never tell you a crack is harmless just to avoid work, and we will not suggest a large repair when a small one will do. Honest assessment is the most valuable thing we can give you when a wall worries you.
Direction, width and location tell a story. Stair-step cracks, horizontal cracks and vertical cracks all have different causes.
Sometimes the right first step is to watch. We mark the cracks and check them over time to see if they move.
Depending on the cause, repair may include repointing, wall ties, helical anchors or rebuilding sections of wall.
Large movement or signs of foundation trouble need an engineer. We will say so plainly and work with your engineer.
